This week at Hooked on Houses we’re touring houses for sale in the Hyde Park neighborhood of Cincinnati. I think you’ve all got the hang of the Fantasy Open House by now. Just like with House #1 on Rookwood Drive, you take the tour and then place your vote.
The next one on our tour is a more moderately priced (compared to the first) $350,000 Arts & Crafts-style home with 5 bedrooms and 1.5 baths. It has stained-glass windows, original woodwork, front and back staircases, 9-ft ceilings, and built-ins galore.
Will you want to buy it, think about it a while, or immediately walk away after you look inside?

I’d buy it. If other houses are so much more in the area it seems like a good investment, though a LOT of work.
It’s really hard to vote withouth knowing what the neighborhood is like and what the value would be once it is refinished. I think it has a *lot* of potential and great original details but since I bought a fixer and know how much work it takes I voted to walk away. Just thinking about stripping all that wallpaper makes me tired. And the 1.5 bath was the clincher.

But, where I live that’s the price of a 2br condo, so it seems cheap for a house…
I said walk. I can appreciate the potential and the great bones ,but it is not my style.
Hey Julia, thought about you this weekend. Michael and I went to 3 open houses in our neighborhood this weekend. I proudly told the realtor we were nosy neighbors. I have no shame.
I said walk away. Don’t get me wrong – I adore this house. It has all the character in the world. But it’s more money than I’d spend on a NEW house and I’m not at all good at the fixing up.
I agree with J-Dawg. Plus I can’t imagine paying that much for a house with only one full bath which would have to be totally redone, and I don’t how much adjacent space there is to incorporate to make it a real master bath. Easy to walk away from that one for me.
I said walk away. The house is very beautifully designed and the colorful kitchen and the bedrooms are simply great. But the price is a bit too high. It’s also important that we know about the neighborhoods.
I’d prefer it fixed up, but with wallpaper stripping and painting, I think I could handle it as it is. I love it! I love Arts and Crafts houses. I don’t think I’d sleep on it because then someone else would take it.
I am “sleeping on it”; I love the style etc and where I live that same home would be at least $500K and would still need work. But since this is not the real world and I don’t need a house I will just give it some thought. Gotta love the what looks like a1970 chandelier in the DR though!
And JLB, when I do Open Houses I often invite the neighbors. The more the merrier when it comes to Open Houses…they can be pretty boring for the Realtor.

Call me crazy, but I based my home buying decsion on trash day. Do the neighbors bring their trash cans in that day? Or do they stay out for days at a time? Even with all that Craftsman charm if I can’t see how wonderful my neighbors MAY be it’s a deal breaker. lol
I voted to buy it, assuming it is in a good, stable neighborhood with similar homes. I am just about finished with a similar updating / renovating project, though with a 1950s brick ranch, not a beautiful Craftsman like this one! Given the experience I’ve had and the wallpaper, carpet, etc. in the pictures, it looks to me like the previous owners were maybe just older people who couldn’t keep up with their family home. Those are always GREAT investments, as far as I’m concerned! I bet there are some gorgeous hardwood floors underneath all that carpet! With a little sweat equity, that place will be a show stopper in no time.
I still want Michael J. Fox’s house in The Hamptons…I’m walking away from everything cuz I want THAT one. =-)
I voted to walk away because the house, though charming, needs too much work for that much money. It screams with potential, but then, so does MY house .
Although I loved the bones of the house, I voted to walk away. I’m just not crazy about the lack of bathrooms and having to renovate the baths and the kitchen to bring it up to what I’d love. Where I live now, the price sounds very resonable for all that character. Marie, you wouldn’t want to be my neighbor. We’re not always prompt with the return of the trash can on trash day. But we’re getting better. AND…I am way fun…maybe you’d reconsider!
it only has one bathroom. walk away. i need at least 2 and plumbing is a witch.
read it wrong. 1.5 baths. still walk away i want a full 2 baths. i can figure out where the .5 bath is and i would rather in that home have 2 up and the 1/2 down.
